Warming weather often makes thoughts of a sparkling pool play in our minds. Most people in Southern California probably have some memories of sitting poolside with friends, floating, cooling, playing volleyball, or all the above, that brings a smile to their face.

If that sounds like you and you are working on purchasing a home, then there are plenty of things for you to consider. Both in the home hunt, inspections and future cost considerations.

Home hunting is the first part. If you are in the market for a condo or townhome, then make sure that you know what amenities the complex offers.

Check out the pool and surrounding area to see how the association maintains the pool area. Is there an additional charge for access? Are chairs/lounges provided? Is there shade or umbrellas? Are you allowed to bring guests? Are there other amenities around the pool that you would like to use, such as a BBQ, ping pong, tables for eating?

For those looking for a single-family home with an inground pool, the pool becomes an inspection that you will want to have. Things to consider are the age of the pool, if it has been maintained, the type of plaster or liner. Plaster is the most common; pebble-TEC or similar is also popular and usually longer lasting. Fiberglass and vinyl liners are also used sometimes and required different care.

When it comes to inspections for the pool, ask your general home inspector if they have a pool inspector or can refer a pool inspector. In Southern California, pools are abundant, so most general inspectors have a pool inspector they work with.

There is an additional charge for the pool inspection, but it is not something you want to skip. Pools have costs and you want a clear picture of your new pool’s needs up front. If important items need attention, then you and your agent can address that in the request for repairs to the seller.

After you dive into pool ownership, there will be regular maintenance to your pool, just as there is for your home and property. Fortunately, some of the daily or weekly needs can be automated. Filters can be set on a schedule and auto vacuums attached and set to do the job daily.

Text kits help you monitor your pools balance. When it comes to emptying the skimmer or skimming the top, that will be all you (or the kids). Even if you have a pool service, that task will fall to the homeowner.

Not a bad trade off when it’s hot out! Grab a drink and make a splash!
